Global Real Estate Transaction Leader – 73204

Global Real Estate Transaction Lead: 

 

This key role is responsible for management of all lease transactions within our Global Real Estate portfolio, including acquisitions, dispositions, renewals, expansions and contractions. The individual will work with other pillars in the Real Estate organization, as well as with Business Units, Finance, Legal, and other groups, to develop strategies and plans for each site. The individual will provide leadership on site selection, lease negotiations and ensure financial targets are met.
 
Key Responsibilities:

  • Oversee transactions and transaction strategy of Global Real Estate portfolio, including managing the service delivery of our global partner 
  • Personally manage negotiations and renewals of small locations globally 
  • Review lease documents and manage legal reviews and internal approval processes
  • Own the financial modeling of transaction scenarios and presentation to leadership team
  • Develop and implement Transactions Playbook (processes and standards)
  • Provide guidance on leasing structures and financial treatments
  • Monitor transaction trigger dates to ensure timely execution of  new leases, renewals and terminations
  • Maintain global transaction history and provide commission forecast
  • Contribute to site selection, portfolio optimization, M&A strategy and real estate strategy processes
  • Ensure all internal controls are adhered to
  • Contribute to cost savings and avoidance targets
  • Support the establishment of a global CAFM/IWMS platform
  • Identify and benchmark key metrics to measure our performance against the best-in-class
  • Build healthy relationship with stakeholders and ensure alignment of portfolio strategies with the Business 
  • Provide planning assumptions for annual budget preparation and forward-looking planning
  • Partner with other pillars of the Real Estate organization, as well as other groups within the company
  • Mentor and develop the Transaction and Lease Administration teams
  • Other duties as requested

  • Internal stakeholders (HR, Legal, IT, Finance, business leaders, Sourcing)
  • External stakeholders (outsourced partner, architects, consultants, project managers and contractors)

 

Knowledge, Skills and Abilities:

  • Global experience in a similar role (critical)
  • Proven ability to manage external partners 
  • Proven track record of successful negotiations
  • Excellent communication skills, plus strong presentation, influencing and negotiation skills
  • Good with data, including strong financial modeling skills
  • Strong attention to detail and ability to organize, manage and track large and varied sets of data
  • Experienced in working and managing remotely
  • Fluency in English (written and verbal)
  • Other language skills (beneficial)

 

Minimum Qualifications:

  • 10+ years global real estate transaction experience
  • University degree in real estate, business or equivalent relevant experience
  • Business acumen and entrepreneurship

 

Job Details:

  • Reports to VP, Global Real Estate and Facilities
  • Flexibility in work location (can be located anywhere in the USA)
  • Work hours may vary due to global role 
  • Travel, as required
